THE BRIEF:

Despite historical underinvestment resulting in poor facilities, this low performing park had fantastic potential for significant income generation. It’s premium location attracted new private equity owners and Leisure Concepts were commissioned to transform the offer by developing an overall Masterplan for new and improved guest facilities with investment in excess of £20m.

 

PROJECT OBJECTIVES:

  • To reposition the park as a premium destination resulting in increased EBITDA
  • Wholesale review of existing park operation and facilities to identify improvement opportunities with a focus on new and upgraded facilities
  • Detailed design and creative direction for inclusion of both the biggest capacity flexible Showbar within the business, and a new ‘Adventure Village’

 

PROJECT SCOPE:

To create an ‘Adventure Village’ outdoor activity area including:

  • Imposing 6m high Jump Tower; Bungee Trampolines; and Climbing Walls
  • Outdoor Stage and Screen with viewing Arena
  • Activity Hub Building
  • Seaside Treats Retail Outlet and External Modular Bar

Creation of a state-of-the-art flexible venue, featuring:

  • A fully retractable acoustic wall providing versatility for either single 1,000 capacity use, or divided into Main Stage 600 capacity and Seaview bar with 400 capacity venue
  • Blackout and sea view options with high tech audio-visual systems
  • 200 seat external sea view terrace
  • Dispense bar with remote ordering facility
  • Specialist children’s retail outlet

Design and creative of additional F&B facilities:

  • Cook’s Fish & Chips
  • Burger King Modular units

 

OUTCOME:

The park’s EBITDA budget is now approximately four times pre-investment level, and expected to give a ROI in excess of 20%.

The park GM commented; “this park is now a Flagship for the company and we genuinely couldn’t have done it without the support of Leisure Concepts”.

THE BRIEF:

Established in 1958, this family-owned Park located in the New Forest and close to the South coast, had the potential to become one of the most upmarket Holiday Parks in the UK. However, some elements of the facilities did not align with its aspirational location.

The acquisition of a new adjoining park, presented a unique opportunity for business growth, in which Leisure Concepts were appointed to implement the first phase with an investment of approximately £3million.

 

PROJECT OBJECTIVES:

  • Implementation of the first phase of works to deliver the proposition ‘Where The New Forest meets The Coast’, focussing on the core F&B and entertainment facilities
  • To improve the guest experience, operational efficiency and overall profitability of the F&B and Entertainment facilities
  • Works formed part of a previously produced Leisure Concepts Overall Strategic Development Document, repositioning the Park as a more aspirational Family destination

 

PROJECT SCOPE:

  • Creation of an all-new table service Restaurant with theatrical open pass, glazed external dining terrace and gated dog-friendly terrace
  • Linking the Restaurant to an adjacent Lounge Bar with sports area and external terrace
  • Lounge Bar to adjoin the Entertainment Venue allowing flexible use, including entertainment shop and retractable screens thus expanding the space for keynote performances
  • Lounge Bar and Entertainment venue designed to allow for each space to operate independently, or to provide a large free flowing venue.
  • Complete update to support facilities including a new ergonomically designed kitchen, all new dispense bar serving Restaurant, Bar & Entertainment venue and a simplified cellar operation
  • Complete restyle of family friendly amusements facility with Prize Shop and Ticket Redemption
  • New WC facilities, including space allowance for enhanced Accessible facilities

 

OUTCOME:

  • In its first week of operation, sales exceeded previous years by 50% for food and drink and with increasing operational refinements the sales continue to grow with enhanced profitability
  • Guest response from both Holiday Home Owners and Holiday Makers has been extremely positive, in particular the overall transformation and new dog friendly facilities
  • Programme structured to complete works during winter close down within tight timeline

The established Park GM commented;  “The finished development has far exceeded our expectations; we’re absolutely delighted with the work from Leisure Concepts and now, our biggest problem is coping with the demand from our guests.”

THE BRIEF:

Continuous and growing demand of their 5* East Coast holiday destination prompted the owners to seek an opportunity to create a second luxury resort. The purchase of an underperforming golf hotel and events centre in Essex presented the challenge to remodel the site at rapid pace, to provide an all-inclusive guest experience of a potentially higher standard than the original resort.

Leisure Concepts Design were commissioned to develop a Masterplan for the resort and then deliver the detailed design package and a finished project ready to welcome guests in a 6-month window, with the hotel closed only for approximately 4 weeks.


PROJECT OBJECTIVES:

  • To recreate the unique brand of holiday experience in a second, new location
  • To restyle and enhance the facility and operation during the six-month winter period
  • To improve, where possible, the guest experience at the original resort, by implementing ideas proposed for the new location
  • To develop a longer-term Masterplan to facilitate increased capacity, once the first phase proved successful


PROJECT SCOPE:

  • Restyling and refurbishment of existing hotel’s public areas
  • Incorporate a new 600 seated capacity cabaret theatre with state-of-the-art stage and AV system
  • Develop a new ‘Garden Bar’ entertainment venue with a small stage for daytime and evening use
  • Refurbishment and expansion of all F&B facilities to support an all-inclusive offer
  • Integrate new Indoor Sports and Leisure Club facilities
  • Redevelop spaces to facilitate new lounges, circulation routes and WCs
  • Relocate existing Golf Club and all associated facilities
  • Rebranding of all facilities including new names and signage


OUTCOME:

  • The resort has enjoyed almost full occupancy since opening
  • Demand is such that the increased capacity has prompted the next development stage to extend the venue
  • Guest response has been enormously positive, with the new Cabaret venue particularly, being recognised as “probably the best resort cabaret venue in the UK”.
