Despite historical underinvestment resulting in poor facilities, this low performing park had fantastic potential for significant income generation. It’s premium location attracted new private equity owners and Leisure Concepts were commissioned to transform the offer by developing an overall Masterplan for new and improved guest facilities with investment in excess of £20m.

The park’s EBITDA budget is now approximately four times pre-investment level, and expected to give a ROI in excess of 20%.

Established in 1958, this family-owned Park located in the New Forest and close to the South coast, had the potential to become one of the most upmarket Holiday Parks in the UK. However, some elements of the facilities did not align with its aspirational location.
The acquisition of a new adjoining park, presented a unique opportunity for business growth, in which Leisure Concepts were appointed to implement the first phase with an investment of approximately £3million.

Continuous and growing demand of their 5* East Coast holiday destination prompted the owners to seek an opportunity to create a second luxury resort. The purchase of an underperforming golf hotel and events centre in Essex presented the challenge to remodel the site at rapid pace, to provide an all-inclusive guest experience of a potentially higher standard than the original resort.
Leisure Concepts Design were commissioned to develop a Masterplan for the resort and then deliver the detailed design package and a finished project ready to welcome guests in a 6-month window, with the hotel closed only for approximately 4 weeks.
